Plan and define

  1. Permits and approvals

    Permit drawings, code coordination, municipal comments and landlord approvals are managed through the project process.

  2. Preconstruction and procurement

    Detailed scope, trade pricing, lead-time reviews, material procurement and the construction schedule are developed before mobilization.

  3. Construction and trade management

    Demolition, framing, finishes, millwork and MEP coordination with site supervision, progress documentation and change management.

  4. Inspections, deficiencies and handover

    Municipal and consultant inspection coordination, deficiency tracking, final cleaning, client walkthrough and closeout documentation.

How long does a restaurant or café fit-out take in the GTA?
From lease to opening, quick-service concepts typically take 10 to 14 weeks, full-service restaurants 14 to 18, and heavy-ventilation concepts such as charcoal grills 18 to 24. Construction itself is usually 6 to 14 weeks; permits, long-lead equipment and inspections make up the rest.
What does a dental clinic build-out cost in Ontario?
Leasehold improvements for dental clinics in the GTA generally fall between $180 and $350 per square foot, excluding dealer-supplied equipment. A 1,500 to 2,000 sq ft clinic with four or five operatories is commonly $280,000 to $500,000 in construction. We confirm a range after a site review.
Do you prepare permit drawings and handle the municipal submission?
Yes. We document existing conditions, develop the layout with an Ontario Building Code review, prepare the permit package, submit it, and respond to city comments. Professional design and engineering services are provided through qualified consultants where required.
Can you review a space before we sign the lease?
Yes, and we recommend it. A site walk before signing checks the items that most often change a budget: grease interceptor, electrical service size, roof space for make-up air, HVAC capacity, hours-of-work limits and what the landlord's work letter actually includes.
How is payment structured?
Proposals use a written milestone schedule — typically 25% on acceptance, 30% at rough-ins, 35% at substantial completion and 10% after deficiencies and handover — with HST shown separately and any allowances and exclusions listed in the scope.
Who supplies kitchen or dental equipment?
Equipment is usually purchased through your supplier or dealer. We coordinate the rough-ins, clearances, delivery sequence and licensed connections so it can be installed, tested and inspected on schedule.
